Preliminary Plans may be filed prior to the submittal of a Definitive Plan in accordance with MGL Chapter 41 Section 81S. The purpose of filing a Preliminary Plan is to solicit feedback and input from the Planning Board prior to investing large amounts of engineering and design effort on a project only to find a Board is not receptive to the plans presented. The Planning Board encourages Preliminary Plan Submittals.
Definitive Subdivision Plans are filed to the Planning Board in order to create frontage for lots in the Town. The process is defined under the Subdivision Control Law (MGL Ch. 41 Sec 81K - 81GG) and the Town of Douglas Rules and Regulations governing the Subdivision of Land.
